A short sale is a great strategy to use when a homeowner is behind on their payments and owes more than or close to what their property is worth. With the permission of the homeowner I contact the bank and negotiate with them to accept less than what is owed as payment in full. What is a Lease Option? Think of it as RENT-TO-OWN. A lease with the option to buy is an agreement in which the buyer and seller enter into both a lease agreement and an option to purchase agreement at the same time. For example, the buyer will lease the property for one year and at the end of the year (or sooner) the buyer can exercise his/her option and purchase the property. It's an excellent way to sell or invest in real estate without all of hassles of being a landlord. Moreover, it may be the only way to purchase a home…especially when the buyer needs a year or two to clean-up their credit and/or save money for a down payment. What is Subject-To? A Subject-To deal is when the buyer purchases a property with the current mortgage remaining in place. There is a transfer of ownership (title) but the existing financing does not change (at least not initially). What is a Wrap? Wraps are used when a seller has an existing loan in place and then “wraps” a new loan over the existing loan that the new buyer agrees to pay. It can be for the same amount and terms of the existing loan or different. What is Seller Carry-Back? The seller may own the property free and clear or have a sizable amount of equity and agrees to loan the buyer money towards the purchase of the home. The seller is not completely cashing out; rather he/she is “carrying back” a note.
